What does balcony waterproofing cost?
The main driver is whether the tiles come up. A detail repair at an outlet or a threshold on an otherwise sound membrane is a modest job. Stripping tiles, laying a new membrane and retiling is a considerably bigger one, and bigger again where the screed and falls also need correcting first. Size, access, whether there is a fall to correct, and whether the ceiling below needs repair all move the figure.
Do you have to lift the tiles?
Not always, and we will not do it unless the inspection says the membrane underneath has failed. If the failure is at a single detail, we repair that detail. If the membrane is gone, a surface coating over the top of it buys you a season and then leaks again, and we will tell you that rather than sell you the cheaper version twice.
My balcony pools water after rain. Is that the problem?
It is at least part of it. Standing water sits against the membrane and every joint in it continuously rather than draining away, and it finds weaknesses that moving water never would. Ponding usually means the fall is wrong or the outlet is not doing its job, and both have to be corrected as part of the work rather than covered over.
Water is coming into the flat below mine. Whose responsibility is it?
In a sectional title scheme that depends on the scheme's rules and on whether the balcony is common property or part of your section, and we are not the right people to advise you on it. What we can give you is a clear written report of what we found and what has failed, which is the technical information the scheme will need before anyone can decide anything.
Do you retile afterwards?
We prefer the tiling to be handled as part of the same job, because if someone else lifts and relays tiles over our membrane we cannot stand behind the result, and the guarantee is the point. Ask us when we quote and we will tell you how we would arrange it on your balcony.
