What does concrete roof waterproofing cost?
Slab condition drives it more than size. A sound, clean, simple slab is among the cheapest waterproofing work per square metre. A slab needing an old system stripped, surface preparation, crack detailing, spall repair and parapet work is a much larger job, and most of that cost happens before the membrane. We quote those separately so you can see the split.
There are cracks in my roof slab. Does that mean it needs replacing?
Almost never. What matters is whether the crack is still moving. A shrinkage crack that stopped moving years ago can be filled and covered normally. A live crack that opens and closes with temperature needs a flexible detail that lets it keep moving under the membrane. Identifying which you have is part of the inspection.
Can you waterproof a brand new concrete slab straight away?
Not straight away, no. Fresh concrete holds a lot of moisture and a membrane bonded over it will blister as that moisture tries to escape. It needs time to dry, and how long depends on thickness and weather. We would rather tell you to wait than take a booking and hand you a blistered roof.
Why is the damp along the ceiling next to an outside wall rather than in the middle?
That pattern points at the parapet rather than the slab. Water entering at a cracked coping or an open slab-to-parapet junction runs down inside the wall and shows up at the ceiling line. It gets treated as wall damp from inside the room over and over, because nobody goes up to look at the parapet.
My slab has patches where the concrete is flaking and I can see steel. What is that?
That is the reinforcing steel corroding and expanding, pushing the concrete off. It is a structural repair before it is a waterproofing job, and a membrane over it will not stop it or hold it together. We will identify it and set out what has to happen first rather than covering it.
