Detail work drives it more than area here, because the housing tends to have complicated roof geometry: flat-roofed extensions, parapets, balconies and multiple junctions. A roof with a lot of perimeter and penetrations is more work per square metre than a plain slab. We inspect free and quote in writing with preparation and detail work separated out.

This is the most common story we hear here, and it is not sudden. The summer southeaster spends months mechanically working edges, terminations and fixings loose without ever involving water, so the damage is invisible. The first north-westerly front then drives rain horizontally into everything it opened.

End of summer or early autumn, which is when the wind damage has happened and there is still dry weather to repair it in. Waiting until the rain starts means both discovering the problem late and trying to repair it in conditions where materials cannot bond properly.

It adds lead time rather than difficulty. Most estates require contractors to be registered and inducted, restrict working hours, and need HOA approval for anything that changes external appearance, including roof colour. We work inside estates regularly and will provide whatever documentation is needed, but start the process earlier than you would otherwise.

Wind-driven winter rain gets over a threshold detail that was built for water falling vertically. It is one of the more common calls we take in this area and it is diagnosable on an inspection.
