What does it cost to waterproof a metal roof?
It depends heavily on how early you have caught it. Replacing failed fixings and sealing laps is priced by count and is a modest job. Full encapsulation of a badly corroded roof is priced by area, and most of that cost is rust treatment and preparation rather than the coating itself. Catching it at the fixing stage is by far the cheapest version.
Can you coat a rusted metal roof?
Yes, after the rust has been treated and all loose material removed. Coating over untreated rust seals the corrosion in along with the moisture already there, and the sheet carries on deteriorating under a new surface. A properly prepared and coated sheeted roof gains real protection. A badly prepared one just looks better for a while.
My roof leaks around the solar panels. Is that the panels or the roof?
Almost always the mounting feet, where the array was fixed through the sheeting. Every foot is another penetration, and they are frequently sealed with a bead of mastic that has a much shorter life than the roof. They can be properly detailed and sealed, and it is a common call for us.
Do I need to replace my roof or can it be saved?
If the sheeting still has structural integrity, it can almost always be saved, and it usually should be. Replacement becomes the right answer when corrosion has eaten through the sheet across enough of the roof that you would be coating holes. We will tell you honestly which side of that line your roof sits on.
Why does my sheeted roof leak in wind but not in ordinary rain?
Because wind pushes water uphill into the end laps, where gravity alone would keep it out. It points at lap sealing and at fixings that have loosened enough to let the sheets move. It is one of the most common patterns on low-pitch roofs here.
