What does basement waterproofing cost?
It depends entirely on what is causing the water. Correcting drainage, extending a downpipe or fixing a fall is at the low end and solves a real share of the cases we see. External treatment where the wall can be reached sits in the middle. Full excavation of a buried structure is at the top, and the digging and reinstatement usually cost more than the waterproofing.
My garage is built into the slope and the back wall is always wet in winter. Is that groundwater?
Usually not. It is far more often rainwater that was never taken away: a downpipe discharging above that wall, paving falling towards the house, or a subsoil drain that has silted up. We check all of that before proposing anything, because it is a fraction of the cost of the alternative.
Can you seal it from the inside?
We will be honest that internal sealing of a wall under water pressure has a poor record, because the pressure works to push the treatment off the wall rather than onto it. Where the outside face can be reached, that is where it should go. Where it cannot, managing the water is usually more reliable than trying to hold it back from the dry side.
Two contractors have already sealed this wall and it is still wet. Why?
Almost always because it was treated on the inside. Each coating held through the drier months and let go under pressure in the wet ones. It is the most common history we hear on below-ground work, and the starting point is finding out where the water is arriving from rather than adding a third layer.
Can I turn my cellar into a habitable room?
Sometimes, and sometimes the honest answer is that it will always be a store. It depends on whether the outside face can be reached, whether there is a route to drain water away, and how much is being asked of the space. We will give you a straight assessment rather than sell you an outcome we do not believe in.
