What does leak detection cost in Cape Town?

Water is coming into my flat from the unit above. What do I do first?
Get a written report on where the water is actually entering, because until that exists nobody can make a decision. That usually needs access beyond your own flat, so speak to the trustees or the managing agent about arranging it. We deal with bodies corporate directly and are happy to do that part.
Can you inspect if the owner above will not give access?
We can inspect everything we are given access to and tell you what that rules out, which is often enough to narrow it considerably. A full trace may need the unit above or the roof. If access is the obstacle, a written note of what we could and could not examine is generally what moves the conversation along.
The damp is on my top-floor ceiling next to an outside wall. Is that the roof?
Frequently it is the parapet rather than the roof surface, which is why it gets treated as wall damp from inside the room over and over. Water enters at a cracked coping or an open slab junction and runs down inside the wall. It is checked from the roof, not from your lounge.
