A reflective coating is only as good as the surface under it, so the roof is repaired and cleaned before anything is applied. We will also tell you when insulation would serve you better.

    Repairs, preparation and coating priced as separate lines, with the number of coats specified rather than left open.

    Leaks repaired, cracked details dealt with, rust treated, loose material removed and the surface cleaned. Only then does anything get applied.

What does a heat-reflective roof coating cost?

Area and the number of coats set the baseline, but repairs and preparation usually decide it, particularly on an older sheeted roof where rust treatment and cleaning are most of the labour. We quote repairs, preparation and coating separately so you can see which is which.

Do you apply Insulcoat?

Yes. It is one of the heat-reflective systems we work with, applied as a multi-coat build-up rather than a single coat.

Will it replace insulation in my ceiling?

No, and we will say so before you spend. A reflective coating stops the roof absorbing solar energy; insulation slows heat moving through the structure. If your roof space is uninsulated, insulating it will do more for you. They work well together and neither replaces the other.

Does it waterproof the roof as well?

It is applied as part of a coating system and it protects the surface, but it is not a repair. If your roof leaks, the leak gets found and fixed first and the coating then protects the repaired roof. Over an unfixed fault you get a cooler roof that still leaks.

Is it worth it on a normal house?

Sometimes, depending on the roof. The clearest wins are sheeted roofs with no ceiling underneath and flat concrete where the slab is the ceiling. On a well-insulated pitched house with a ventilated roof space the benefit is smaller. We will give you a straight answer for your building rather than a yes.
