What does damp proofing cost in Cape Town?

It depends completely on the diagnosis, which is why the inspection comes first and is free. A gutter correction is a small job; stripping and reinstating salt-contaminated plaster across an elevation is not. We separate treatment from plaster work in the quote.

My house was built in the 1990s and I have been quoted for rising damp. Is that right?

It is worth a second opinion. Cavity-wall housing from that era has a damp course as standard and a deliberate break in the moisture path, so rising damp is uncommon. Gutters, parapets and condensation account for most damp we find in that stock, and all three are cheaper to fix.

How do I know if my walls are solid or cavity?

Roughly, the age of the house is the guide, with older inner-suburb and town-core stock more likely to be solid and most post-1970s housing cavity. Wall thickness at a window or door reveal is another clue. We establish it on the inspection, and it changes the whole approach.

The damp is worst in July and it is behind the wardrobe. Is that rising damp?

Almost certainly not. That is the classic condensation pattern: unheated walls collecting moisture generated inside the house, worst in the coldest, wettest month, worst where air does not move. It is an airflow problem and no wall treatment will touch it.

Do you work with body corporates on damp in flats?

Yes, regularly. In blocks, damp frequently arrives through common property such as an external wall, a parapet or a roof, so the body corporate rather than the individual owner is generally the one who needs to instruct. A written report on where the water is entering is usually the missing piece.
