Usually less than people expect, because it is normally a detail repair rather than a whole-roof job. It is priced by what actually needs doing: a count of tiles, metres of ridge to re-bed, valleys to clear or reline, flashings to refit. Full-surface cleaning and sealing is a different and larger quote, and we will tell you plainly if your roof does not need it.

Only if the tiles themselves have gone porous, or there is crazing across enough of the roof that replacing tiles individually stops making sense. If your roof is leaking in one place and the tiles are otherwise sound, a coating is money spent on the wrong thing. We will tell you which situation you are in.

Because wind-driven rain gets past the tiles at an angle, and the underlay beneath them is what is supposed to catch it. On older roofs that underlay has usually perished. It is why a roof can be fine in ordinary rain for years and leak in every winter front. We check it from inside the roof space as part of the inspection.

Not fully, no. Getting new underlay in means lifting tiles in the affected sections, which is why it is a bigger job than most tiled roof work. There are cases where targeted repair of the worst areas is a sensible middle path, and we will set out the options honestly rather than pushing straight to the largest one.

It is, though not for the reason people assume. Moss and lichen hold moisture against the tile surface long after the rain has stopped, which accelerates the weathering that makes tiles porous in the first place, and it blocks valleys. It is worth clearing, and it has to be cleared properly before any sealing.
