Leak detection exists because water does not travel straight down. By the time a stain appears on your ceiling, the water has usually crossed several metres of roof structure, and sealing above the stain fixes nothing.

What does leak detection cost?
The site inspection and diagnosis are free, including the roof space and roof surface work. Where a leak is genuinely elusive and needs extended controlled water testing over several hours, that is more labour and we will discuss it with you before we start rather than surprise you with it.
How do you find a leak that only happens sometimes?
By narrowing it before testing it. When the leak appears matters: still rain points at a hole, and a leak that only shows in a north-westerly front points at a detail on a north or west facing elevation that vertical water runs over harmlessly. After that it is water applied to one small zone at a time, from the lowest point upward, with someone watching inside.
My ceiling is stained in three places. Does my whole roof need replacing?
Usually not. Several stains along the same structural line very often mean one entry point feeding a rafter or a truss that distributes the water. It is one of the most common patterns we find, and it usually ends in a much smaller repair than the homeowner was braced for.
Can you find a leak while it is raining?
Sometimes it is the ideal time, because the leak is live and visible from inside, and we can see exactly where and how fast it is arriving. Getting onto a wet roof safely is the limitation. We will often come out during rain to observe from inside, then return in dry weather to trace and repair.
Do you find underground or burst pipe leaks?
No. Pipe work under a slab or in the ground is a plumber's job and needs different equipment and a different trade. What we will do is establish whether what you have is a building leak or a plumbing one, so you stop paying the wrong people to look.
