What does torch-on cost in Cape Town?

We quote per roof rather than per metre, because the rate hides what matters: whether an old system is being stripped, whether falls need correcting, and how much detail work there is around outlets and upstands. Our quote splits preparation from membrane so you can compare properly.

Can you torch-on my roof in winter?

Sometimes, in the dry windows between fronts, with flexibility on dates and an honest check that the slab has genuinely dried. Concrete holds moisture for weeks after rain, and a membrane bonded over that will blister. We would rather move your date than do it badly.

When is the best time to have it done?

October through April, and the earlier in that window the better, because autumn starts closing it. If your flat roof has just survived a winter and you suspect it is near the end, book the inspection in late summer rather than waiting for it to fail in June.

How can I tell if my existing torch-on has failed?

Look for blistering, lifting at the laps or edges, cracking, and any area that feels soft or hollow underfoot. Failure at the perimeter and at outlets is far more common than failure in the middle. An inspection will tell you whether it needs a localised repair or a strip and redo.

Can you torch over the old membrane to save money?

Only if inspection shows the existing layer is genuinely sound and well bonded. Where it has failed anywhere, the new membrane inherits that failure and you have paid for a roof that leaks in the same place. We check before recommending, and sometimes the honest answer is that it all comes off.
