What drives the price of a flat roof waterproofing job?

Condition far more than size. Stripping a failed system and disposing of it, correcting falls so water actually reaches the outlets, and detailing around outlets and parapets are the expensive parts. The open slab is the cheap part. A roof with four outlets, three pipe penetrations and forty metres of parapet is far more work per square metre than a plain slab of the same area.

Does my roof need a repair or a full redo?

Localised damage on an otherwise sound membrane is a repair, and we will say so, because patching is cheaper for you and it works. Widespread blistering, cracking and lifting means replacement, and patching that is money thrown away. The inspection settles it before you commit to anything.

My roof pools water after rain. Does that matter?

It matters more than almost anything else on the roof. Standing water tests the membrane continuously and finds weaknesses moving water never would. Tell us upfront if your roof ponds, because it changes the approach: the falls or the outlets have to be corrected as part of the work rather than covered over.

My flat roof has been coated three times already. Can you just add another layer?

We would rather not, and here is why. Each layer applied over a failed system traps moisture underneath and adds to what eventually has to be stripped. We will inspect and tell you honestly whether there is anything sound left to build on. Sometimes there is. Often the honest answer is that it all comes off first.

The damp is along the ceiling near an outside wall, not in the middle of the room. Is that still the roof?

Very often, yes, and it usually points at the parapet rather than the slab. That pattern gets misdiagnosed as wall damp and treated from inside the room repeatedly. Checking the coping and the slab-to-parapet junction is part of every flat roof inspection we do.
